PROJECT TYPES

ENABLING PROJECTS and PETER D KYTE ASSOCIATES have worked on many planning applications involving a broad range of project types, with a 25 year TRACK RECORD. We have provided a large number of successful planning permissions for our clients, on a UK wide basis. RESIDENTIAL PROJECTS

A range of residential projects have been undertaken from 1 dwelling up to 180 dwellings. Advice given to architects helps to optimise dwelling mix and housing density and to refine detailed design and massing issues. Schemes are 'positioned' sensitively with local authorities, with assertive submissions and negotiations securing schemes for clients.

SOCIAL HOUSING SCHEMES
PDK ASSOCIATES focuses on getting permissions in complex and difficult planning situations for housing association clients. Town centre schemes at high densities and enabling projects where planning problems have arisen is our forte. We have worked for a number of housing associations in situations where we have put right project problems.
CINEMA, LEISURE & RESTAURANT PROJECTS
We have run national cinema site-finding programmes and have undertaken work on cinema, leisure and restaurant schemes, including a 66,000 sq.ft. scheme in Wood Green, a 120,000 sq.ft. scheme, in Nuneaton, and demographic and planning work on the Bluewater Shopping Centre leisure scheme in Dartford. A series of complicated pub and restaurant schemes have been successfully worked on, which tend to involve issues such as loss of A1 space, intensification and conservation matters.
MIXED USE , HEALTH & COMMERCIAL PROJECTS

Retail, residential, live/work, health and office mixed use proposals have been worked on. A sensitive approach is often needed on mixed use schemes, which includes a comprehensive presentation to the Council on all the planning issues. Employment schemes have involved assessment of job creation, as well as planning and architectural issues.

CONSERVATION & LISTED BUILDING PROJECTS
A range of projects in conservation areas and listed buildings have been successfully negotiated. One of these, in Hampstead, involved the successful negotiation of a substantial existing extension that could have been removed by enforcement action.
LAND ASSEMBLIES & VIABILITY ASSESSMENTS

We can undertake early stage viability assessment of housing schemes, which are linked in with our planning feasibility work. This means that both planning and value issues are addressed from the outset and dealt with on an ongoing basis as the scheme progresses.
